ADMINISTRATIVE STRUCTURE:  The Falls at Eagle Crest is governed by a two-tier structure.  The Falls Owners Association (TFOA) Board of Directors oversees the financial and administrative activities of The Falls community.  The Ridge at Eagle Crest Owners Association (RECOA) Board governs all fifteen of the Ridge’s neighborhoods, including The Falls.  This seven member board manages CC&R compliance issues and provides maintenance of all streets, roads, paths, and common areas.  Click on the gavel to see the current members of both TFOA and the RECOA Boards.
FINANCIAL:  The Falls financial activities consist of collection and disbursement of homeowner dues.  The Falls dues fund operating expenses such as Clubhouse and common area maintenance, and allocation to the Reserve Fund for replacement of association assets.  The Ridge at Eagle Crest also assesses dues, which are used to maintain all roads on the Ridge and to provide homeowners access to the three sports facilities at Eagle Crest.  Budgets are prepared and Reserve Funds for both associations are updated annually. The Falls Board employs an accounting firm to collect dues and pay its bills. 
TFOA BOARD AND STANDING COMMITTEES:  In addition to its primary function of governing The Falls community, The Falls Owners Association (TFOA) Board of Directors oversees the activities of several self-governing committees comprised of resident volunteers.  Each committee focuses on one or more of the activities specific to the overall management of The Falls.  Click the image on the left to obtain information about TFOA Board of Directors, the various committees, and their respective policies and guidelines.  Also accessible via this link are the Board of Directors meeting agenda, minutes, and minutes archive. 

REGULATORY DOCUMENTS AND FORMS:  In addition to Oregon state statutes, The Falls at Eagle Crest is governed by its own rules and regulations as well as those of the master association, The Ridge at Eagle Crest Homeowners Association (RECOA).  These rules and regulations include:  Protective Covenants, Conditions Restrictions and Easements (CC&Rs), Bylaws, Architectural Review Committee Policies and Guidelines (ARC), Master Association Policies, and Sports Center Use Policies.  To access these documents and forms, click the image on the right.
