ADMINISTRATIVE STRUCTURE:  The Falls Homeowners Association Board of Directors guides the administrative activities of The Falls at Eagle Crest.  In addition, its parent community, The Ridge at Eagle Crest is governed by a Board of Directors that oversees the activities of The Falls, as well as fourteen other “neighborhoods.”  The Falls is still a “Project” and its Board is comprised of homeowners and Project Declarant representatives.  A Transitional Advisory Committee (TAC) supports the Board’s activities and will be the basis for the homeowners association Board upon Project completion.
FINANCIAL:  The Falls financial activities consist of collection and disbursement of homeowner dues.  The dues fund three activities:  1) Operating expenses such as Clubhouse and common area maintenance; 2) an allocation to the Reserve Fund (used for replacement of association assets); and 3) to support activities of the master association, The Ridge at Eagle Crest (such as sports facilities and roadway maintenance).  An outside management company, under the auspices of the associations’ Boards and Finance Committees, manages such financial matters.  Budgets are prepared and Reserve Funds are updated annually.
COMMITTEES:  The Falls residents maintain seven self-governing standing committees, reporting to The Falls Owners Association via the Transitional Advisory Committee (TAC).  Resident volunteers comprise the committee members.  Each committee focuses on one or more of the activities specific to the overall management of The Falls.  Click the image on the left to obtain information about the various committees and their respective policies and procedures.  Also accessible via this link are the TAC meeting agenda, minutes and minutes archive. 

REGULATORY DOCUMENTS AND FORMS:  In addition to Oregon state statute, The Falls at Eagle Crest is governed by its own rules and regulations, as well as those of its parent, The Ridge at Eagle Crest Homeowners Association (RECOA).  These rules and regulations include:  Protective Covenants, Conditions Restrictions and Easements (CC&Rs), Bylaws, Architectural Review Committee Policies and Guidelines (ARC), Master Association Policies, Sports Center Use Policies, and a Management Agreement.  To access these documents and forms, click the image on the right.
