ACCOUNT INSTALLATION

Phase One (Set-up) :

The operation manager and janitorial supervisor will be responsible for a complete inspection of the building in order to identify and chart the entire facility and mark all locations. Maintenance personnel will meet with the operations manager and janitorial supervisor to discuss the building layout, the scheduling of tasks and specifics of the janitorial service contract. In order to assure a smooth transition, cleaning inventory will be moved into the new facility over a weekend when tenant population is generally low. The supervisor will introduce his crew to the facility and task schedules will be thoroughly reviewed.

Phase Two (One Month) :

The operation manager will be responsible for a complete documented progress report of the entire facility. A copy of this report will be sent to the property manager for assessment. If any corrective action is needed, this is the time to make that decision.

Phase Three (On-going) :

Regular, scheduled inspections will take place by the operations manager. A copy of the inspection results will be forwarded to the janitorial supervisor and property manager. It is the responsibility of the operations manager to follow-up with the janitorial supervisor on all corrective action noted in the inspection report. It is the responsibility of the janitorial supervisor to ensure that maintenance personnel perform the corrective action. Scheduled meetings will be set up with the property manager to inspect the facility and evaluate performance.

Emphasis :

Maintenance personnel receive group and individualized training to ensure that they know what is expected of them and to give them the knowledge and ability to perform their assignments. When installing a new account, the following areas are covered in detail with all maintenance personnel by the operations manager and the janitorial supervisor:

• Organization and background of facility
• Specific site requirements and regulations
• Personnel policies and procedures
• Security requirements for the facility
• Safety procedures
